Patrick Wade co-leads one of CBRE’s top investment property sales teams in the South Bay, working alongside his long-time partner, Alex Kozakov. Together, they specialize in acquiring and selling retail investment assets across Southern California and the Western U.S., ranging from strip centers and anchored shopping centers to single-tenant net-leased properties and redevelopment sites. Since forming their partnership in 2006, they have completed more than 300 transactions totaling over $2.7 billion, building a strong presence in the middle-market segment under $50 million and cultivating one of the industry’s most active investor networks. Their team is grounded in trust, integrity, and a deep commitment to delivering superior client outcomes. Prior to joining CBRE in 2013, Patrick and Alex spent nine successful years at Marcus & Millichap, consistently ranking among the firm’s top retail brokers. At CBRE, they have continued to expand their reach, leveraging the firm’s platform to offer clients comprehensive services including leasing, management, valuation, and structured finance. Their market insights are frequently featured in major real estate publications such as GlobeSt.com, the Los Angeles Times, the Los Angeles Business Journal, and Bisnow.com. Patrick holds a business administration degree from the University of Southern California and remains active in USC-affiliated organizations and industry groups. He also volunteers as a youth sports coach in the South Bay community. Patrick lives in Manhattan Beach with his wife, Lindsay, and their three children—Tyler, Madison, and Emily.
